1222 Pearl Street
1222 Pearl is a 114 year old historic building on the Pearl Street Mall. The second floor had been sealed up and unused for more than 40 years due to prohibitions in the building code. Our client asked us to help find a way to unlock this valuable dormant space. We added a new central staircase (creating the required egress) and reconfigured and remodeled the entire 17,000 s.f. building. We also added a new south windows and a roof deck to take advantage of the fantastic Flatirons views. Lastly, we retrofitted the original large arched historic windows with new double-pane low-E glass, insulated the building and installed new mechanical equipment and lighting for dramatically improved energy-efficiency and thermal comfort.
